Below is a guideline for the process that goes into organising and building a new home.
- Plan Your Budget
Think about how much you can afford to spend, knowing your living costs will help you modify your building plans to meet your budget.
- Choose a Block
Whether you are building your home in the hinterland or a block with sweeping ocean views, you will almost always need to choose the land before you design floor plans or other details. You will need to investigate factors such as soil condition, drainage, zoning and building codes.
- Choose an Architect
Many new homes are built using stock house plans from a catalogue. A builder may make minor modifications in room size, window style or other small details. A custom-designed home, on the other hand, is created specifically for the family which will live there. In which case you will require a licensed architect, to which Noosa Homes works closely with several well known and established architects.
- Choose a Builder
Homeowners should always select a reputable and licensed builder. Noosa Homes has a network of professional tradespeople who they use. That professional then selects other members of the team, to do their specific duties, from plumbing to painting.
- Get a Contract
Be sure to get a written contract which has been signed and dated by both the builder and the architect or designer. A contract for new home construction will describe the project in detail and include a listing of all the details and inclusions to be included in the house.
